In a city where $700,000 – the entry-level price of a Manhattan shoebox – will buy you a penthouse with sweeping skyline views, a glut of luxury condos in a saturated market only seems to inspire developers to propose bigger, more ambitious projects. The Windy City is currently adding two skyscraping neighborhoods built from scratch in the middle of downtown, Donald Trump’s tallest high-rise ever, and a pair of 2,000-foot cloud-busters that would become the World’s Tallest Structure and America’s Tallest Building.

Exciting times in a city where Robert DeNiro is developing more projects than Donald Trump at the moment, Philippe Starck and Giorgio Armani are outfitting condo conversions, and jet set hoteliers Ian Schrager and Andre Balazs are entering the high-concept apartment business. The city is anticipating a new United Nations waterfront, a new World Trade Center, and a spate of boutique projects by more than 20 “starchitects,” including almost every top designer in the world … with the ironic exception of Daniel Libeskind.

DISCLAIMER: This listing of current projects is not exhaustive. It includes – with few exceptions – only new construction (not conversions) in core urban districts that have been in some phase of development since January 2005. In determining what constitutes a “major” project for inclusion, we consider substantive impact on skyline and/or neighborhood fabric, as well as architectural distinction. While we strive to provide the most accurate information available from architects, developers and industry sources, ongoing projects are dynamic; building specs listed on this Web site are subject to change.
