of local Community Board downzoning historic South Street Seaport area,
developer Frank Sciame miraculously persuaded Board members that he
should be allowed to build tallest residential building in Manhattan on
the basis of tower's unique architectural contribution.
Calatrava's design calls for a vertically suspended ribbon of glass cubes, each the size of a
single-family townhouse, alternately staggered on top of one another
like a stack of Jenga blocks.
Skyscraper is planned with an 8-story commercial base and 12 suspended "townhouses" cantilevered to a central mast. Each "townhouse" will consist of a 10,000-sf single-family residence divided over four floors, with a private garden terrace planted on the roof of the unit below. Projected engineering costs of this novel structure have forced Sciame to price the 12 units from $29 million to $50 million, making them the most expensive apartments downtown (if a buyer ever comes forward to purchase one) and raising skepticism over whether the tower will get built. |
