Status/Comments: PROPOSED. Jet-set developer and trophy skyscraper collector Aby Rosen wants to transfer unused air rights from the landmark Seagram Building (which he owns) on the west side of the block to the mid-block parcel that once housed a Y.W.C.A. This transfer would allow for a tower up to 811 feet tall, but Foster decided the new building's footprint was so narrow that the tower would look awkwardly spindly if it rose higher than 709 feet. Rosen has gone on the record saying the tower will house 80 to 90 condominium residences and 45 to 50 hotel rooms. Hines Interests, the Houston-based REIT that owns the 36-story Manhattan Tower on the east side of the block, has agreed to be the construction manager for the project.
